Before a project proceeds, the site must be assessed against planning requirements, market demand, likely construction costs, finance conditions, delivery timeframes and the expected value of the completed dwellings. Arc begins by examining whether an opportunity is commercially and practically worth pursuing. Potential constraints and risks should be identified early—not after significant money has already been committed

Before a potential partner is asked to make a commitment, the proposed opportunity should be supported by detailed feasibility, an appropriate legal structure and clearly documented roles, responsibilities, funding requirements and commercial terms.

Development involves risk. All potential participants should obtain their own legal, financial and taxation advice before proceeding.

Land Subdivision

We assess whether an existing property may be capable of being divided into additional lots, taking into account planning provisions, access, services, site dimensions, overlays and likely market demand.

Where a viable pathway is identified, Arc can coordinate the required consultants and manage the process through approvals and delivery.

Duplex Developments

A duplex can provide an effective way to create additional housing and value on a suitable residential site.

Arc assesses the site, target market, likely product, planning pathway and project economics before determining whether a duplex strategy is appropriate.

Townhouse Developments

Selected sites may support a small townhouse development. These projects require careful consideration of density, access, parking, private open space, design, construction costs and the needs of the likely end buyer.

Arc works with appropriately qualified consultants to develop and evaluate the proposed project.

End-to-End Project Coordination

Subject to the agreed project structure, Arc can coordinate the development process from feasibility and concept design through approvals, consultant management, finance coordination, construction and sales. How We Approach a Potential Project

Step 1 — Initial discussion: We begin by understanding the property, the owner’s circumstances and the objectives of the parties involved.

Step 2 — Preliminary site review: The site is reviewed for location, dimensions, access, zoning, overlays, services and other apparent development considerations.

Step 3 — Professional and planning input: Where warranted, suitable town planning, design, surveying, engineering or other professional advice is obtained.

Step 4 — Feasibility assessment: Estimated acquisition or land value, professional fees, approval expenses, construction costs, finance, contingencies, sales costs, taxes and anticipated end values are considered.

Step 5 — Structure and agreement: If the opportunity remains viable, the proposed ownership, funding, responsibilities, decision-making arrangements and distribution of proceeds are documented with appropriate professional advice.

Step 6 — Approvals and design: The project proceeds through design development, consultant coordination and the relevant approval process.

Step 7 — Construction and delivery: Subject to approval and finance, construction is coordinated and project progress is monitored.

Step 8 — Completion and exit: Completed dwellings may be sold or retained in accordance with the project strategy and legal agreements.

Personally Led by Founder Jason Payne

Arc Urban Developments was founded by Jason Payne, a long-term Brisbane northside resident with an extensive background in business ownership, leadership, management and property investment.

Jason’s experience includes property acquisition, buyer’s agency training and participation as a capital partner in property development projects managed by others. Jason has previously invested in traditional long-term ‘buy and hold’ properties, and in Airbnb properties, in NDIS properties and in property duplex developments.

Arc was established to bring together carefully selected sites, suitable project partners and experienced professional consultants under a disciplined development process.

Jason remains directly involved in assessing opportunities, coordinating relationships and overseeing the commercial direction of Arc Urban Developments projects.
